Terms of service

SME44 and Land44 are trading names of Rajoka Limited, registered in England & Wales, company number 12069067. Registered office: 64b Yardley Green Road, Birmingham, B9 5QE, United Kingdom. Contact support@rajoka.com.

Both are research tools. They present data drawn from UK public registers: Companies House, HM Land Registry, the Traffic Commissioners, the Environment Agency, the Care Quality Commission, Ofsted, the Food Standards Agency, the Home Office register of licensed sponsors, and the government planning data platform. Each service uses the subset relevant to it, and every figure shown carries the name of the register it came from.

We are not estate agents, solicitors, insolvency practitioners, surveyors, or financial or legal advisers. Nothing in either service is advice, a valuation, or a recommendation to buy, sell or approach anyone. Before acting on anything shown, verify it against the source register and take professional advice.

These are data publishing services and nothing more. We take no commission on any transaction, we negotiate no transactions, we introduce no buyers to sellers, and we provide no estate agency services within the meaning of the Estate Agents Act 1979. Any transaction you pursue is between you and the parties you deal with, without our involvement.

You must not use data obtained from these services for direct marketing: sending unsolicited letters, emails, calls or offers, including unsolicited offers to purchase a business, its premises or any land, to any person or company identified in it. This restriction comes from HM Land Registry's data licences, which prohibit that use of the underlying data, and it applies to you as it applies to us.

You must also not scrape, bulk-download, republish or resell data from either service; use it to build or train a competing dataset; or use either service unlawfully. If you record or export personal data from a service, for example directors' names, you become a controller of that copy and are responsible for your own compliance with data protection law.

Company numbers and title numbers shown in reports are for ordering official records and conducting your own research. You must not use them, or permit them to be used, in any way that interrupts, damages or impairs HM Land Registry's systems or access to them. This condition, like the direct marketing restriction, is required by HM Land Registry's licence and binds you as a condition of use.

We may suspend or close accounts used in breach of this section.

An account is an email address and a password. Keep the password secure and the address current; you are responsible for activity on your account. You can close your account at any time by emailing support@rajoka.com from the registered address.

Searching is free. A report covers one company or one site, and once opened it stays open for 24 hours.The registers behind it are re-checked daily, so a report is that day's snapshot of the public record, not a continuously updated file. Re-opening the same report inside its window costs nothing.

Prices are as shown on each service's own pricing page and include VAT. Single reports are one-off payments. Subscriptions are billed monthly and can be cancelled at any time; cancelling stops the next payment and access continues to the end of the period paid for.

At checkout, consumers are asked to consent to immediate delivery and to acknowledge that opening a report ends the 14-day cancellation right under the Consumer Contracts Regulations 2013. Reports you have not opened are unaffected by that acknowledgement. Your statutory rights are unaffected. If something has gone wrong with a payment, email support@rajoka.com and we will look at it.

The data comes from public registers and carries their errors, omissions and delays. We show what each register stated when we last checked it, and when that was. We do not warrant that either service or its data is complete, accurate or uninterrupted, and we may change or withdraw features.

Nothing in these terms excludes liability that cannot lawfully be excluded, including for death or personal injury caused by negligence, or for fraud. Subject to that, we are not liable for losses arising from reliance on data shown, from decisions made using either service, or for indirect or consequential loss; and our total liability to you is limited to the amount you have paid us in the twelve months before the claim arose.

The data displayed includes Crown copyright material licensed from HM Land Registry and public sector information licensed under the Open Government Licence v3.0. The SME44 and Land44 names, sites and software belong to Rajoka Limited.

If these terms change, the new version appears here with a new effective date; continuing to use either service after that is acceptance of the change. These terms are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction.
