    Renters' Rights Bill

    The Renters' Rights Bill is the UK legislation introduced in 2024 to overhaul private rental sector law in England — abolishing Section 21 "no-fault" evictions, replacing Assured Shorthold Tenancies with a single periodic tenancy, and introducing a Private Rented Sector Database.

    Key changes when enacted: ASTs replaced with assured periodic tenancies that can only be ended by the tenant or for specified grounds; Section 21 abolished; rent increases limited to once per year via Section 13; a Decent Homes Standard applied to private rentals; bidding wars between tenants banned; pet requests cannot be unreasonably refused; the Private Rented Sector Database operates as a national landlord register. Expected enactment timeline as of 2025/26 — most provisions phased in over 12-24 months after Royal Assent.
