AST
An Assured Shorthold Tenancy (AST) is the default form of residential tenancy in England and Wales for most private landlords letting to individuals as their main home.
Created by the Housing Act 1988, an AST gives the landlord the right to recover possession at the end of the fixed term (under Section 21) or for specified breaches during the term (under Section 8). ASTs can be fixed-term (typically 6 or 12 months initially) or periodic. The Renters' Rights Bill is set to abolish Section 21 — when enacted, AST will be replaced by a single form of assured tenancy with stronger tenant protections.
