    EPC

    An Energy Performance Certificate (EPC) is a UK document showing how energy-efficient a property is on a rating from A (most efficient) to G (least efficient), valid for 10 years.

    EPCs are required when a property is built, sold, or rented. For private rental properties in England and Wales the Minimum Energy Efficiency Standard (MEES) requires a minimum rating of E to grant a new tenancy or continue letting (with limited exemptions). Proposed reforms (delayed since 2023 but expected to return) would tighten the minimum to C for new tenancies — driving a wave of insulation, double-glazing, and boiler upgrades in older rental stock.
