EPC regulations: current rules and upcoming changes
UK Energy Performance Certificates (EPCs) rate properties from A (most efficient) to G (least efficient), are required on every property sold or let, and are valid for 10 years. For private rentals in England and Wales, MEES rules require a minimum EPC rating of E to grant a new tenancy. Proposed tightening to a minimum C is delayed but expected later in the decade.
Landlord annual compliance checklist
UK landlords have a checklist of annual and rolling compliance obligations across gas safety, electrical safety, fire safety, EPC, deposit protection, right to rent, HMO and selective licensing, tax filings, and tenancy administration. Missing any of these can trigger civil penalties, prosecution, or Rent Repayment Orders. This checklist covers the must-dos.
